Winter often brings harsh weather, and storms can cause significant damage to properties, leading to costly repairs.

The National Residential Landlords Association (NRLA) reports that the average insurance claim for storm damage is £3,636, although some claims are much higher. For instance, in 2023, a roof damaged by heavy rain resulted in a £97,804 payout.

With winter in full swing and the aftermath of Storm Eowyn, which caused extensive damage and disruption, now may be the time to consider landlord insurance to safeguard your property.

Flood Insurance Claims Most landlord insurance policies cover buildings protection, which typically includes storm-related damage.

According to one insurer, the most common storm-related issues are flooding, broken or damaged roof tiles, collapsed fences, and fallen trees. Roof damage accounted for 66% of storm insurance claims between January 2019 and January 2023.

However, securing flood insurance claims after a storm can be challenging, with many insurers reluctant to cover rental properties.

Jason McClean, director of The Home Insurer, explains that rental properties are excluded from the Flood Re scheme, a government-insurer partnership that guarantees flood cover for owner-occupied properties. As a result, it can be difficult for landlords to secure flood insurance.

What Tenants Should Do Before a Storm Before a storm, it’s a good idea to inform tenants about the necessary steps to take in the event of flooding, such as locating the stopcock to turn off the water supply.

If the property becomes uninhabitable due to storm damage, most landlord insurance policies will cover the cost of alternative accommodation during repairs.

However, it’s important to note that tenants’ personal belongings will not be covered by the landlord’s insurance. Tenants are responsible for their own possessions and should consider taking out contents insurance to protect their belongings.
