Airbnb partners with BTR operator for short-term lets in the UK

Airbnb is expanding its rent-to-rent model to the UK through a partnership with real estate developer Greystar. The company launched its Airbnb-friendly apartments (AFA) program in 2022, allowing renters to sublet their apartments part-time when not in use. This service initially partnered with 250 buildings across cities like Houston, Phoenix, Jacksonville, and New York City. Now, tenants in 1,500 flats managed by Greystar in London can also participate. Renters must sign agreements with landlords outlining key rules, including revenue-sharing (10-25%) and limits on rental nights per year. Airbnb is looking to expand this model to more UK locations.
This expansion addresses concerns over Airbnb’s impact on local housing markets and rental prices. Airbnb’s global real estate head, Jesse Stein, acknowledged the challenges renters face with subletting restrictions, while Greystar’s Maria Hatch highlighted the financial flexibility and community oversight the program offers. Airbnb is advocating for renter-friendly short-term rental policies, particularly in the US, and has supported initiatives to help renters stay in their homes.
Despite growing restrictions in cities like New York, Lisbon, and Barcelona, Airbnb continues to push for policies that allow renters to share their spaces for extra income.
