House Rules

Please do not use open flames or candles anywhere in the house. Smoke and CO2 devices are very sensitive.
Illegal substances are strictly prohibited on the premises.
No Parties or Loud Events
No Parties or Loud Events
Parties and loud events are not allowed.
Noise monitor devices are installed to ensure compliance.
No unregistered guests are allowed.
Please be considerate of our neighbours and follow the noise curfew.
Noise curfew: 22:00 – 07:00.
Smoking
Smoking
Smoking is not allowed inside the house.
Please use the designated smoking area outside of the property borders.
Bedrooms, Kitchen and Living Rooms

Please do not eat or drink in the bedrooms.
Do not rearrange the furniture.
Please take care of the furnishings; damages will be charged.
Please wash your dishes before leaving.

Do not change the internet settings.
You may adjust the temperature to your preference by turning the Nest or radiator thermostats up or down.

Please take extra care with your keys.
Lost keys will incur a replacement fee.

Please take out the rubbish and follow the recycling guide.
The local council will not collect the bins if the rubbish is not properly segregated. Please adhere to the recycling guidelines.

Special Requests
For requests such as baby cots, highchairs, or bed arrangements (e.g. zip and link beds joined to make a double), please contact us at least 48 hours prior to arrival.

- Additional guest fee: £5 per guest per night,
- Early check in or Late check-out fee: £15 per hour (subject to prior approval),
- Cleaning fee: £49-£99 (based on property location and size),
- Pet fee: £29 per stay (restrictions one pet only – small to medium size, fully house trained)
Charges

- Out-of-hours guest help manager site visit: £95,
- Unauthorised party / Loud noise complaints: £300 and risk of cancelling your booking,
- Replacement of lost keys: minimum £100,
- Smoking inside the property: £150,
- Tampering with smoke alarms, thermostat control, internet router, noise detectors: £150,
- Unauthorised furniture rearrangement: £100,
- Unauthorised pet fee: £150,
- Unauthorised late check-out fee: £35 per hour,
- Extensive cleaning fee: £25 per hour
- Unauthorised guest fee: £30 per guest per night,
- Unauthorised removal of linen, towels, or cooking equipment: £20 per item

Please inform us in advance if you plan to bring a pet. Pets are accepted upon approval, with a limit of one small to medium-sized, fully house-trained pet per stay. Pets must not be left alone in the property. An additional pet fee of £29 applies.
